New Development Heads to Wicker Park's Milwaukee Avenue

Updated March 26, 2014 - In early December of 2013, we told you about a brand new development heading to 1258 N. Milwaukee Avenue directly across from the Italian restaurant Tocco. Before the signs were up and Noah Properties broke ground, the calls started coming in. And now several months later, 50% of the condos have already been sold ... and the development hasn't even been built yet. According to the multiple listing information provided courtesy of Sergio & Banks Real Estate, some of the original details have changed. Instead of the 12 units originally planned, there are currently 7 units available, six of which have been listed. Three units are already under contract and 3 are currently active and available. All of the available condos are 3 bedroom, 2 and a half baths with one garage space.

Prices for these condos range from $609,900-$649,900 depending on floor and location of the unit. Unit 2N is currently listed for $609,900. Unit 3S is currently listed for $619,900 and Unit 2S is currently listed for $649,900.

The building will include an elevator, a modern design, open layout and wrap around terrace.

Delivery is expected in Fall of this year.

Originally published December 5, 2013 - For anyone looking for a condo in the Wicker Park area, this should come as welcome news. Noah Properties is building a brand new 12 unit development right on Milwaukee Avenue less than a block away from the blue line; at 1256 N. Milwaukee Avenue located between the long-standing Wig Shop and Tocco. 

The southern end of Milwaukee Avenue has been struggling for a while. And Centrum LLC bought many properties in this area working hard to upgrade the commercial areas. This new development by Noah Properties may give the residential area a little boost as well.

Noah Properties is known in Chicago as being one of the higher quality builders and their residential properties are distinct and beautiful. Interestingly, this new 12 unit property will be all glass; a contemporary design that seems out of place for the historic landmark section of Milwaukee Avenue. The development is being constructed on an empty lot, however, (versus rehabbing a historically significant landmarked building) so developers are allowed more flexibility in their design. The front of the building will face Mautene Court and not Milwaukee Avenue.

The new development is being represented by Bucktown's Sergio Banks and according to Listing Agent Melissa Govedarica, the new development will offer both 2 and 3 bedroom condos. Some will offer outdoor space.The details, including pricing, are currently being finalized and should be available mid-December. 

Noah Properties developments are always in demand. Delivery is expected to be early next year.
