Wicker Park's Miller Lumber Site

Curious to know what's going on with the Miller Lumber site (1815 W. Division Street)? We reported almost a year ago the site was being demolished and a new glass/steel structure was being constructed with at least one and possibly 2 restaurants in the commercial space. Lettuce Entertain You has been consulting on this project. Last Fall the entire site was demolished.There has been no activity in that space despite the 50 degree weather so we conducted a little investigation.


The following status was published online via the East Village Association:

 Miller Lumber: This project is on hold and has no permits. - 1/6/13.


As of today, 1/16/13, there is still no activity at the site. Stay tuned for additional details as they become available.



Lettuce Entertain You Continues Plans with Miller Lumber Site

Alderman Moreno held a community meeting on April 26th to discuss the new project being planned at 1815 W. Division Street; across the street from Smoke Daddy and Moonshine. Smithfield Properties bought the the 27,000 square foot L. Miller & Son Lumber Company property last Fall for $3.2 million.

According to Raymond Valadez, 1st Ward Chief of Staff, Smithfield Properties has contracted with Lettuce Entertain You Restaurants and LEY continues to be involved with this project at this time. One to two restaurants are currently being planned for the commercial space. The zoning change to 5 stories, however, was not approved so the building will be a 4 story glass and steel mixed used building.

In addition to the the Lettuce Entertain You Restaurants, the mixed used project is expected to include 39 rental units (instead of 52 initially planned) and the developer is looking to provide parking for 35 of those units. Not cheap, the rental units are expected to begin at 670 sq ft and command rents of $1400-$1600/month.
