Vacant Warehouse in Prime Wicker Park Location Accepting Offers

An empty warehouse, formerly owned by a sculptor, is for sale. The space located at 1714 W. Division Street (directly next to Buck's Chicken & Biscuits) was purchased by New York real estate investor, Jenel Management in May 2015 for $5.8 million dollars. But, apparently, instead of proceeding with their plans to transform the former gallery (and parade float manufacturing site) into a Transit-Oriented Development with 114 apartments and no parking, they're opting to sell.

According the the seller's brochure, the 107 year old brick timber loft warehouse offers over 32,000 square feet of mixed use space (including the potential roof top deck area). Although no parking is available onsite, the location is steps a transportation hub at Milwaukee/Division/Ashland that includes bus stops, taxi stands and the Division Street Blue Line El Station.

The site is currently zoned B3-3 which allows both residential and commercial use. The plans developed by Jenel Management included commercial space for retail businesses on the 1st/Ground level.
