High Fidelity Movie Location Sells in Wicker Park

Wicker Wire: Many know the space at 1514 N. Milwaukee Avenue (the corner of Milwaukee Avenue and Honore) as the movie location for High Fidelity's fictional record store  "Championship Vinyl". The then-empty store was transformed into a studio set that acted as the primary location for the 2000 film and was owned by John Cusack's character Rob Gordon.

After filming the storefront remained empty until 2008 when it was boarded up.

This week DNAInfo is reporting that the commercial storefront was sold to a Newcastle-limited venture called House Music LLC on February 7, 2014 for $1.4 million dollars. The property above the commercial space is condos.

The corner space is 3,000 square feet with exposed brick and 13 foot ceilings. No word yet on possible tenants. We will keep you posted.

Ukainian Village Dominicks To Become Mariano's

Mariano's Moves Into Ukrainian Village


Wicker Wire: Roundy's has announced they're paying $36 million dollars in cash to Safeway Inc. to take over 11 Dominick's stores.

And the location at Damen and Chicago Avenue (2021 W. Chicago Avenue) is one of those locations according to a report published by Crain's today.

With the 11 additional stores, Mariano's will operate 29 stores by the end of 2014 and will employ 10,000 people. 5 stores currently under construction, including the location at Ashland and Webster in Bucktown, are expected to open next year.

Wicker Park Bucktown Area Real Estate Values Up- Way Up for Single Family Homes

With so much written this year about the 'crazed' real estate market and how properties have been selling in a day, it's tough to understand exactly what is happening at the moment in Chicago real estate; specifically as it relates to Wicker Park and Bucktown area real estate.

It's easiest to look at the numbers to tell the story. And in a year over year comparison, here's where real estate sales are when you look at 3rd Quarter numbers for 2012 vs 2013. 




1744 W. Crystal Street - $899,000 @properties

Single Family Home Sales

In the 3rd quarter of 2012 (July - September), the average sale price for a single family home was $637,000 and the average market time was 116 days. Within this 3 month period, 54 single family homes were sold.

For the same period for 2013, the average sale price for a single family home was $870,000 and the average market time was 75 days. Within this 3 month period, 84 single family homes were sold.

In comparing the 3rd quarter of 2012 vs 2013 for area single family homes, values have increased 32% while market time has been reduced to almost half. The number of single family homes sold has has also increased approximately 55%. New construction of single family homes is helping drive the increase in value as are fewer short sales and bank-owned properties. Own a single family home in the area? These rebounding values should come as great news.




So how have condominiums been faring?


1036 N. Hermitage- $604,000 @properties 

Condominium Sales

In the 3rd quarter of 2012 (July - September), the average sale price for a condominium was $382,000 and the average market time was 75 days. Within this 3 month period, 231 condominiums were sold.

For the same period for 2013, the average sale price for a condominium sold was $406,000 and the average market time was 42 days. Within this 3 month period, 356 condominiums were sold in Wicker Park, Bucktown and the surrounding areas*.

In comparing the 3rd quarter of 2012 vs 2013 for condominium sales, values are up 6%. Thenumber of condominiums sold in the 3rd quarter of 2013 has been increased by 54% and market time has been reduced to half of what it was in 2012. Why no big increase in value for condos? Part of the reason for that may be that a number of new condo developments for condos sold so quickly this year, they were never even listed on the MLS. Values could be a little higher when you factor those sales in.

So the news is positive if you own a home in Wicker Park, Bucktown, Ukrainian Village, East Village and Noble Square; particularly if you own a single family home. We'll keep you posted on future trends and any new developments in real estate news.

Boutique Hotel in The Works for Wicker Park, Bucktown

After many years of discussion, the historic icon and landmark "The Coyote" or Northwest Tower as it's called, will become a boutique hotel....right on the corner of North, Damen and Milwaukee Avenue in the heart of Wicker Park and Bucktown. According to a report published by DNAInfo Chicago, the plans include: 75 rooms, a diner/restaurant on the first floor, meeting rooms, a lounge with wi-fi, rooftop solarium and an underground valet parking garage designed to accommodate 28 -30 hotel guests. Prices are expected to range from $130-$170 per night.

The project also includes the Hollander Fireproof Warehouse. An additional 24 "shared rooms" are planned for this space.

The team behind the development, Convexity Properties, is planning a March 2014 start date for construction and hopes to have the new boutique hotel open by 2015. They are currently identifying who the hotel operator will be.

However, with the real estate market being as sluggish as it has for the past 4-5 years, this could also be a case of sellers finally being able to sell their homes with confidence.
